What is a home inspection?

An inspection is a visual, non-invasive, examination of the structure and systems of a building. If you are considering purchasing a home, or other property, you should have it thoroughly inspected by an experienced and impartial certified professional inspector before the final purchase.

When do I request an inspection?

As soon as possible, let me explain. When you make an offer on a home there is typically an inspection contingence with a deadline. If you don’t get the inspection done by that date you lose your right to have the property inspected. Sometimes getting a date that works for you, the seller, the agents and inspector takes a little effort. Start early. In addition, if any items are found during the inspection you will need time to have repairs made, or to negotiate, and work through those items with the seller before the home is ready close. Again, the sooner the process is started the better.

What will you inspect?

  • The roof and roof drainage system
  • The complete exterior, including siding, decks and porches
  • The foundation and structure
  • The heating, cooling and ventilation systems

How much does an inspection cost?

The price of a home inspection is typically based on the size, age, and other factors in a home. An inspection from a Certified Professional Inspector usually starts at around $ 300. A quality inspection backed by a company who fully guarantees and stands behind their work may cost more but investing in the best inspection is well worth the investment, in fact we feel price is the least important factor to consider when choosing an inspection company. If price is the only factor or most important factor we could suggest you skip the inspection all together and “save the entire fee” however this may cost you later on. Not all inspections are equal and as a result they don’t all cost the same. We recommend you make your decision based on the entire service provided not just the price.

How long will the inspection take?

The physical inspection process usually takes between 2 and 4 hours, depending primarily upon the size and age of the home. It takes another 30 minutes or so to complete the documents. We then take time to review with you each item found during the inspection as well as answer any questions or concerns you may have. This time varies quite a bit, but we are committed to take whatever time is necessary to answer your questions help you feel comfortable with the report and make sure you are satisfied with our service. All together a complete inspection usually averages about 4 hours.

Should I attend the inspection?

We always prefer and recommend our clients attend the inspection. Communication is so much easier face to face. Some clients like to attend the entire inspection, and others prefer just attending the final hour and consultation. Either way works great for us. It’s not always possible for the client to attend. In that case we e-mail the report and go over the results on the phone.

What does the report like and when will I get it?

Our reports are easy to read, understand, and share. They are mobile devise friendly, in fact, many of our clients view their entire report on their phone. The report contains a photo journal and when needed, videos. You will be given a report summary immediately following the inspection, so you will know any significant issues right away. The complete written report will be available within 24 hours.

How much do you charge for consultations?

If there is something we can be of help with easily on the phone I’ts our pleasure to help and there is no charge. If your request or problem requires a physical inspection on site, or addition research or investigation, our normal rate is $ 125 per hour. The discounted rate for our loyal clients is $ 100 per hour.

How does the 200% Satisfaction Guarantee work?

If our service is not living up to your expectations simply let us know, and we promise to make every attempt to fix it. Your 100% satisfaction is our top priority. If at the conclusion of the inspection you are still not satisfied with our service, and the value we provided, we will refund your inspection fee, AND we will pay for another licensed inspector of your choice to inspect the same home again up to the original fee. What is the Buyers Protection Guarantee?

At Apple Tee Inspections, we understand that purchasing a property can be a difficult stressful and sometimes confusing time. Unfortunately, sometimes things just don’t work out for our clients and the deal falls through. In many cases it’s not even the buyers fault. There can understandably be some anxiety in hiring a home inspector knowing there is always a chance the home may not close and the money spent on an inspection is gone forever. Because our clients peace of mind is our top priority we developed our Buyer Protection Guarantee. If the first house we inspect does not close, Apple Tree Inspections will discount the next inspection by $100.

Will you really buy back my home?

If we fail to identify a reportable defect as defined by InterNACHI’s Standards of Practice,  We will buy the home back! Up to 90 Days after closing, for the purchase price of the home. As hard as we try to deliver the perfect inspection to our clients, there is always a possibility that we could miss something. Hey, nobody’s perfect. Because we care so deeply about protecting our clients, we made the decision as a company to pay a portion of each inspection fee to participate in InterNACHI’s Buy Back Guarantee Program. It works kind of like an insurance policy and is backed by InterNACHI, which is the largest professional organization for inspectors in the world.
