Your Appletree Home Inspection
A home inspection is a professional, objective, visual examination of the condition of a home. Cosmetic issues such as paint, carpeting, etc. are not addressed unless they are indicative of another problem.
EXTERIOR COMPONENTS:
ROOF, CHIMNEY, FLASHING AND VALLEYS
- Evidence of water penetration, materials condition.
SIDING, TRIM, WINDOWS & STORMS
- General condition of each.
LANDSCAPING
- Proper grading and its effect on the foundation.
GUTTERS AND DOWNSPOUTS
- Overall condition, ability to carry off rainwater.
DRIVEWAYS, PATIOS, DECKS, PORCHES
- General condition of each.
AIR CONDITIONER COMPRESSOR
- General condition and operation of components. This may be omitted due to cold temperatures.
INTERIOR COMPONENTS:
HEATING SYSTEM
- Visible portion of heating plant and components.
PLUMBING SYSTEM
- All visible fixtures, pipes and drains tested for operation.
ELECTRICAL SYSTEM
- Outside entrance wiring, service panel and visible wiring inspected. Random testing on outlets.
WALLS, FLOORS, CEILINGS, WINDOWS
- General condition of each.
ATTIC
- Visible roof sheathing, ventilation, insulation and framing.
BASEMENT STRUCTURE
- Foundation soundness and evidence of moisture penetration.
In most cases, home inspections are performed for the buyer after the offer to purchase has been accepted; purchase of the home is conditional upon a satisfactory home inspection. This is also the time to have a contingency for a radon test. The inspection can usually be arranged immediately to within a few days.
I urge every client I work with to accompany me throughout the inspection. In addition to pointing out any areas of concern, I explain how the home's various systems work, and provide tips on maintenance and repairs. At the same time, I can answer any questions you may have. This is your chance to learn about your new home, top to bottom, inside and out.
The Inspection Process
Pre-Inspection
Before I begin your home inspection, I will explain what the inspection entails, its scope and limitations, the contract, and what you can expect to learn. If a radon test is needed, 48 hours of testing prior to the inspection will be required.
During the Inspection
A typical inspection takes 3 to 4 hours. I want you to be present, to ask questions, and learn about the home's condition, its areas of concern, and its individual requirements in terms of maintenance, safety, and suggested repairs. I will also offer the estimated ages on the mechanical systems and the industries predicted life span for those units.
Post-Inspection
Upon completion of the inspection, I will provide you with a comprehensive, computer-generated report - on site, before I leave - detailing the condition of the home, with digital photos and diagrams for clarification.
